The Sea Vista condominium project is an innovative attempt at inhabiting a challenging rocky site with a beautiful view of Good Harbor beach. The proposed building included four 3-bedroom units cantilevered over an open-air parking space.

The design creates a low profile building of attached townhouses that follows the natural contours of the hillside, thus eliminating the sense of an oversized building.

The stepped façade allows the expanse of glass in the living room and master bedroom balcony to take full advantage of the view, and creates privacy between the adjoining units.

The building is stepped in plan along its longitudinal axis which in turn sets the building more naturally into the earth, reducing the its overall mass

One of the challenges in this project was dealing with the traffic on Eastern Avenue. The solution involved a widening of the street at the entrance, creating an area to pull off. In addition to the general traffic this serves mail delivery, trash & recycling, snow removal services.

A computer model was built to study the effects of the proposed building on the surrounding neighborhood. This is a view of the model heading North on Eastern Avenue towards Rockport.

This is a close up image of a detailed chipboard model used for a meeting with the Gloucester Zoning Board.

The side elevation illustrates the prominent demising walls between each unit. In addition to providing privacy for the units, the demising walls became an important design feature.
